If you would like to arrange Let only with us our services would include finding you a suitable tenant. We will advertise the property, conduct viewings (if required), carry out appropriate checks, and organise the tenancy on your behalf.

We will also take the tenant's deposit and first rental payment.

Once the tenant has moved in, we will place the tenant's deposit in a deposit protection scheme, and you have one month's rent paid in advance; responsibility for managing the property reverts to you.

STANDARD MANAGEMENT SERVICE

With regards to Standard Management service, we do all of the above plus a lot more.

All tenants go through the referencing system via HomeLet, the UK's leading supplier of tenant referencing and specialist protection for the private rented sector.

The management fee will also include:

Inventories
Property inspections
Property maintenance
Dealing with trades and suppliers
Rent collection
Handling tenant enquiries
Take care of all legal obligations
Check-in and check-out

A fully managed service means you can sit back and let us do all the work; however, it is essential to remember that you are still legally responsible for anything that goes wrong.

PREMIUM MANAGEMENT SERVICE

Our Premium management service includes everything in Let only and Standard management service with the added protection of Rent Recovery Plus. So when tenants can't or won't pay or need possession of your property, you are protected.

KEY FEATURES AND BENEFITS

Cover for the total monthly rent, no matter how many tenants are on the tenancy agreement
Missed rental payments until vacant possession of the property or for up to 15 months, whichever comes first
Up to two months’ rental payments at 50% following vacant possession (where applicable)
Legal expenses up to £100,000 to cover eviction costs if the tenant is in breach of their tenancy agreement
Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and expired section 21 notices
Cover should a tenant defend the action taken, meaning we’ll continue to pay the claim until the challenge has been resolved
12 months of cover
